Greece Golden Visa – Real Estate Investment Program

Launched in 2013, the Greece Golden Visa Program was designed to attract foreign investors to the Greek real estate market. Through this program, investors and their families are granted residency rights in Greece, along with visa-free travel within the Schengen Area, opening up opportunities to live and conduct business across Europe.

A minimum USD 400,000

  1. €800,000 investment in all areas of Athens, and in properties located within Thessaloniki, Mykonos, Santorini, and other islands with a population over 3,100.
  2. €400,000 investment in all other regions of Greece.
  3. €250,000 investment in properties that meet specific conditions:
    1. The property must be converted from commercial use (e.g., industrial) to residential use, and the conversion must be fully completed before visa application.
    2. Restoration of buildings with special historic significance is eligible, provided the investor fully renovates or reconstructs the property. Full restoration is a mandatory requirement for renewing the initial Golden Visa after five (5) years.
    3. The investment must be made in a single property with a minimum total area of 120 m².

Eligibility Requirements

  • Minimum investment of €250,000 in real estate in Greece.
  • Main applicant must be over 18 years old.
  • Clean criminal record.
  • Must purchase health insurance issued by a Greek insurance company.
  • Must retain ownership of the property to maintain and renew residency status.
  • Effective from March 31, 2024: All properties used for Golden Visa applications are prohibited from short-term leasing. Properties under the "conversion" category (from commercial to residential use) cannot be used as a registered business address. Non-compliance with the above regulations will result in revocation of the residence permit and a separate administrative fine of €50,000 for the property owner.
